About Our Estate


The Victoria Quay development was completed around 2005, by Persimmon Homes - and consists of 137 apartments and 28 town houses. For reasons unknown, it was renamed MacQuarie Quay, but the management company name has remained as Victoria Quay Management Company Limited (VQMC).

A Board of Directors of VQMC consists of voluntary resident Leaseholders, who have a duty of care to oversee the smooth running of the estate. Sensible Property are the current Managing Agent appointed by the Board. They are the first point of contact for residents requiring service or information. Plummer Parsons are the appointed Accountants and their address is the registered office for the VQMC company.

GENERAL INFORMATION AND RULES

Entrance to flats

Each block has a naming sign, giving details of the apartment numbers accessed from that communal entrance. All apartments have entry phones, to permit secure entry of genuine visitors. Please do not let any unknown visitors into the buildings. All apartment block entrance doors are operated with keys unique to each block. Please ensure all front doors are firmly closed after entry to, or exit from the building.

Undercroft Parking

Vehicle access to designated bays is via the automated entrance gates, using electronic fobs. Tenants should obtain fobs from their landlord/letting agent and owners direct from the Managing Agent. Please do not manually open gates, as their intended function may then be damaged. Please keep your parking bay clean and tidy and do not store any hazardous or inflammable materials. Do not park in any circulation areas or outside your bay, as this could affect access and may result in a fixed penalty charge.

Bin Stores

These are for the exclusive use of apartment residents. Use the bin store closest to your particular block. The bin stores are emptied weekly of only domestic waste. Do not place any large items such as furniture, mattresses or electrical in the bin store.

Communal Areas

These are maintained by the Managing Agent and are for the enjoyment of all residents. Playing, especially ball games, in the communal or parking areas is not allowed. Please note that smoking in any communal or parking area is strictly forbidden.

External Car Parking

Residents parking is only permitted in the bays which bear the defined apartment number. Visitors, including trade persons, may park only in V bays - and only when a valid parking voucher is clearly displayed in the vehicle. Vouchers can be obtained via the Managing Agent. No other parking is permitted on the paved areas of the estate. Parking restrictions and penalties are vigorously enforced. The parking of commercial vehicles or caravans are not permitted anywhere.

The roadway around the grass quadrangle is owned by the town house freeholders. VQMC has no responsibility or jurisdiction for its maintenance or parking controls.

Terms of Residency

All residents of MacQuarie Quay are bound by the terms of the Lease; a legal document signed by all owners, whether resident or letting their property. Please familiarise yourself with the precise terms articulated.
